The Project
What was once the Estate of the Kranyak Family will be redeveloped into a new roadway with eight half-acre lots nestled into the rolling landscape between Hartford Turnpike and Homewood Avenue. Windsor Estates provides a unique opportunity to live in the prestigious and exclusive Ridge Road section of North Haven.
The Homes customizable floorplans will feature high-end, luxury interiors that include custom designed cabinetry, granite counters, stainless steel appliances, hardwood flooring, crown molding, wainscoting, Kohler fixtures, and paver patios and walkways. Goodsell Point Marina - Branford, CT
The Project
Goodsell Point Marina is located in the Historic Stony Creek Village of Branford, CT. What is now a defunct marina on the Branford River will be restored into a state of the art marine facility with a maintenance free community. The Marina will feature 195 slips complete with indoor repair facilities and storage, a clubhouse, restaurant, and a private boat launch. On the upside of the property and out of the FEMA flood zone the project will feature 16 single family residences designed by the award winning architect, Ray Sullivan. The homes will feature open floor plans accentuated by luxury appointments and, most importantly, 360 degree views of the Branford River.
The community occupies the entirety of Goodsell Point on the Branford River. With easy access out the open ocean, Block Island, Newport, Mystic, and Long Island are just an afternoon trip away. Lexington Gardens
Lexington Gardens is a 76 unit PUD which remains North Haven’s premier residential development. The first of its kind in North Haven, this project was meticulously planned over a two year period which launched into a rapid build-out upon approval. The massive infrastructure required to service 76 single-family, detached homes was completed in under a year while the 160,000+ square foot, custom build-out was completed in under 36 months. The complex site and utility work as well as the detailed construction of 76 custom homes is a testament to DonMar's streamlined and cutting edge construction practices. Contracts, selections, and schedules were tracked through custom built software which helped us to efficiently mobilize hundreds of subcontractors and vendors simultaneously over the entire duration of construction.
RiverWalk
Riverwalk is a 64 unit PUD which is considered one of the premier age-restricted developments in the state. It has won “Best 55+ Community” twice by the NAHB. Our attention to detail and demand for high quality workmanship played a key role in the success of Riverwalk. This project was featured as our “trophy project” in our nomination for Builder of the Year. Riverwalk entailed a massive 6,000 foot boulevard roadway which entailed a 76,00 CY import of off-site material. Our community relations plan allowed us to successfully mitigate sub-surface conditions by implementing the use of dynamite for over one year. Although it was challenging, we have a great ability to listen and consider the concerns and questions of the neighboring communities and families. Total square footage exceeded 120,000 and total contracts exceeded $33 million.
Moutainbrook Estates
In the early 2000s, DonMar successfully constructed this 63 home development for a total contract price of over $18 million. This site featured a massive parcel, most of which was donated to the land trust of Wallingford. The complex roadway was over 2 miles long and was completed in under six months with the complete project taking only two and a half years to complete. Today these homes frequently sell for twice their original starting price.
Kipp Farm Estates
Formerly the birthplace of North Haven’s first mayor, James Pierpont, and the home of Hobart Bigelow a Connecticut governor, Pierpont’s farm was transformed into an upscale 12 lot subdivision where DonMar’s contract involved massive excavation and roadway improvements to Mill Road. Our performance bond reached $1.5 million and proves that DonMar has the trust, expertise, and knowledge for large infrastructure and construction projects. Today this neighborhood remains as one of North Haven’s most desirable locations.
Blue Grass Farms
Located right in Meriden, Blue Grass Farms is one of many successful large scale developments designed and built-out by DonMar. Blue Grass consists of 34 entry-level homes set on what used to be a horse farm. This project included a massive infrastructure and roadway. Utilizing our proven construction management techniques to fast-track all phases of construction we were able to complete this entire project from start to finish in only 12 months, never sacrificing quality. The total contract price exceeded $14 million.
Stone Hill Estates
Stone Hill Estates is a condominium complex located in North Haven, CT. It Is wood framed two and three story structures, comprised of 10 buildings, totaling 41 units Structural engineering and architecture was done in house displaying our wide range of capabilities in the construction field. Gross size exceeded 65,000 square feet for a total contract price of $9.79 Million. Due to rapid sales, we had to implement a very tight schedule to fuel immediate occupancy. With our expertise and experience, DonMar managed to finish the project on time and under budget.
The Northford Store
The Northford Store is a Mixed-use building in the center of Northford. Originally built in 1850, this historical landmark burned down in 2008. DonMar was entrusted with the task of designing and rebuilding the store in the tradition of the Northford Village. The project was brought from foundation to turn-key in just 6 months due to our proven design/build methods. A few months after the project was completed it was named Best Mixed-Use Development in New Haven County.
Aria Banquet Facility
Aria has been called the most glamorous, imaginative and sophisticated banquet hall in the tri-state area. When the original contractor fell behind in both site work and construction, it became apparent to the owner that he would not be able to host his first scheduled weddings. That’s when he made the decision to hire DonMar to complete the project. We were able to assess the situation, put together a schedule and re-budget the project in only 2 days. From there we were able to mobilize our vast network of subcontractors to complete the project on time and under budget for a successful opening weekend.
Miller Estates
Miller Estates featured 20 mid-level homes on a private cul-de-sac in Meriden, Connecticut. This project was completed in under 12 months while concurrently developing and building Blue Grass Farms. DonMar was able to develop and build 54 units at two different sites within a 12 month period displaying our ability to manage multiple residential developments without sacrificing time or quality. Miller estates total contact price exceeded $7 Million.
Ridgewood Reserve
Ridgewood Reserve was once an Apple Orchard by the name of Clamshell Hill and is one of many successful projects developed and built by DonMar in North Haven. The site featured 11 single family homes on one-acre parcels. The project was started in 2010 amid the worst year of the recent housing crisis, but due to our solid reputation and exceptional value we were able to sell-out the entire project in one weekend. This project showed DonMar’s ability to provide desirable housing at a great value which represents our most rewarding achievement.

Wedgewood Estates is a 235 unit master planned community set on a private golf course and country club.
